The resort you buy in decides your tax workload. All rates below are verified against the Florida Department of Revenue's official DR-15TDT and DR-15DSS schedules and each county tax collector, August 2026.
6% state sales tax + 1.5% surtax (filed with FL DOR) + 6% Tourist Development Tax filed directly with the Osceola Tax Collector. Osceola is not contracted with Airbnb or Vrbo — owners must register and self-remit the 6% TDT monthly, even for $0 months. Contrary to several third-party guides, the county’s official licensing page lists no separate county STR license — just the zoning check, DBPR license, and business tax receipt (verified on osceola.org, Aug 16, 2026).
Heaviest compliance — most owners don't know6% state + 1% surtax (FL DOR) + 5% Tourist Development Tax to the Polk Tax Collector. Airbnb collects all layers on its bookings; Vrbo and direct bookings are the owner's responsibility. Polk moved TDT filing to its new Phenix Online portal effective August 17, 2026. Class B local business tax receipt ≈$57.75/yr.
Airbnb-collected — lighter workload6% state + 1% surtax (FL DOR) + 4% Tourist Development Tax via the county's TouristExpress portal. Airbnb collects the TDT, and Lake County repealed its business tax in 2020 — no county business license needed at all. The lowest rate and lightest paperwork in the corridor (relevant resort: Windsor Cay).
Lightest compliance in the corridorEvery Florida short-term rental needs the same core stack; the county layer differs. Typical first-year government cost: ≈$290 in Polk, ≈$260 in Osceola, ≈$230 in Lake. Our sister company sets all of this up for owners.
