Encore Resort at Reunion (legally “Reunion West”) was purpose-built as a 100% short-term-rental resort: every home is a vacation rental, and the resort operates like a hotel — clubhouse check-in, daily dining, concierge, theme-park shuttles, and a private water park at the center. Rentyl Resorts, which runs the hospitality side, calls it the world's first single-family-home branded residential resort.
There are no full-time residents pushing back on vacation rentals — the entire community exists for STR. Rental permissibility is never in question here.
A 10-acre water park with three slides off a 60-ft tower (WaveRacer, Stormchaser, Tsunami), a kids' splash zone, and cabanas. Passes are never sold to the public — it's exclusively for registered resort guests, which is a genuine booking differentiator.
4 to 13 bedrooms and roughly 2,400–6,400+ sq ft. Encore competes in the large-group category — family reunions, multi-family trips, sports groups — where supply is thinner and nightly rates run several hundred dollars and up.
Finns Restaurant, poolside grill and bar, coffee house, food delivery to homes, in-home chef experiences, grocery packages, kids club, swim classes, and complimentary theme-park shuttles for registered guests.

As of August 2026, Encore Resort at Reunion owners pay $857 per month in POA dues plus mandatory club dues of $118.52–$137.20 per month — roughly $975–$994 all-in — before a CDD assessment of about $2,681–$3,314 per year on the Osceola County tax bill. Every buyer, including resale buyers, also pays a non-refundable club joining fee at closing.

Straight talk: no public dataset isolates Encore itself, so everything below is Kissimmee-market or 34747-zip proxy data. Because Encore homes are 4–13 bedrooms with private pools and a resort brand, market-wide averages materially understate what Encore-class homes list for — and one more thing matters here more than anywhere else: the amenity package behind your nightly rate depends on using a club-approved manager.

Encore sits in unincorporated Osceola County, inside an established STR resort — renting short-term is fully legal. The tax stack totals 13.5%, and one piece of it catches owners off guard: Osceola's tourist tax is never collected by the booking platforms. Our sister company handles all of this for owners.
Encore is a genuinely impressive resort — and it has the most consequential fine print of any community we cover. These are the things to price in before you write an offer.
Per the Reunion West POA, the only property managers approved by the Encore Reunion West Club are Jeeves and Rentyl/LRR. If you self-manage or use any other manager, your rental guests get access to your house only — no water park, no resort pool, no fitness center — and no fee, at any price, can buy that access back. The POA itself says it has repeatedly asked the Club to open access to other managers' guests and the Club has refused; it also notes Jeeves and LRR serve less than half the homes at Reunion West. Since Encore's nightly rates are substantially amenity-driven, buying here with a self-management plan means competing without the product the resort brand sells.
The recorded Declaration of Club Covenants requires every owner, including every resale buyer, to join the Encore Reunion West Club and pay a non-refundable joining fee on or before closing — $1,422.24 as last published (March 2023), and the club can change it at any time (verify the current amount with the membership office). Club dues then run $118.52–$137.20/mo in 2026, with the higher rate for homes not enrolled with a preferred manager.
POA dues jumped from $725/mo in 2023 to $943.67 in 2024 — roughly a 30% increase in one year — before easing to $857 in 2026. The CDD's O&M assessment also rose 15% from FY2025 to FY2026. Combined POA + club dues of roughly $975–$994/mo plus $2,681–$3,314/yr of CDD is real carry; underwrite it with room for another jump.
Owner houseguests not booked through the rental program pay a per-night houseguest reservation fee — $40 or $50/night in 2025 depending on the home's rental-program status. On the guest side, pets are $40 + tax per day and pool heat runs $40/night (May–Oct) to $60/night (Nov–Apr). Fine as revenue when guests pay them; a surprise when your in-laws do.
Encore (Reunion West) is legally distinct from neighboring Reunion Resort — separate POAs, separate clubs, separate CDDs, and no cross-access between amenity programs. Encore owners get no Reunion golf or club privileges, and comps, dues, and rules from one don't transfer to the other. Aggregator sites regularly blend the two — check which community a listing actually sits in.
Neither approved manager publishes commission rates or revenue projections — get real net-to-owner statements before you underwrite. Investor forums report some owners found early resale values soft, and recent sold medians come from very thin samples (a 3-sale month). The resort's BBB profile shows guest complaints over damage charges and service disputes. None of this is disqualifying — it just means demanding actual numbers, not brochure math.
