It trades the shine of the newer CDD-funded resorts for two things buyers consistently underrate: proximity and carrying cost.
Roughly 2.5 miles from the Walt Disney World gates, off US-192 near I-4 Exit 64 — among the closest gated STR communities to Disney. Guests can be at a park before most resorts' guests clear the corridor traffic.
Unlike newer corridor resorts (Windsor at Westside, Storey Lake, Solara, ChampionsGate), Windsor Palms has no CDD bond adding roughly $1,500–$3,000+ per year to the tax bill. That's a permanent carrying-cost edge — verify on any specific parcel's tax bill.
The Oasis Tiki Bar & Grill holds an active state food-service license through April 2027, the 58-seat cinema runs daily family screenings, and the Olympic-size saltwater pool, pickleball, and lighted courts round out amenities guests can genuinely use — free of charge.
A 24-hour staffed, guarded gate; daily trash collection from the bench beside each front door (no curbside cans for guests to manage); and no on-site rental program competing for your bookings — you or your manager control the whole guest experience.
Two-bedroom STR-zoned condos start around $200K and the community's median sale is about $306.5K — versus a ZIP 34747 median around $477K. Few places let you own this close to Disney for this little.
The honest trade-off: no construction noise, no builder competition, established landscaping — but interiors date to 2000–2003, so budget renovation money to compete with the newer resorts' product.

The three-story, early-2000s condo buildings fall under Florida's post-2021 milestone-inspection and structural-reserve (SIRS) regime, and Orlando-area HOA fees have been rising sharply on insurance and reserve mandates. The condo sub-association's reserve status is not published — request the budget, reserve study, and any inspection reports during due diligence.
Average marketing time runs around 227 days, with roughly 40 active listings at once and sold prices averaging about 96% of list. For buyers, that's leverage. For sellers, pricing and presentation decide everything — which is exactly where real rental numbers and a featured listing earn their keep.
Guest reviews praise the resort amenities but flag dated furnishings and maintenance in individual rentals. A 2003 interior can't compete with Windsor Island's 2022 product at the same nightly rate — plan a refresh budget into your purchase math, or price your rate expectations accordingly.
