Every Bahama Bay condo has an open plan, a full kitchen, in-unit laundry, and a screened porch or balcony. The four layouts:
The largest plan, located exclusively on top floors — penthouse views, vaulted feel, and no upstairs neighbors. The buyer favorite for rental performance and resale.
Oversized two-bedroom with vaulted ceilings, the largest primary suite of any plan, and the biggest balcony/terrace on the property.

$575–$875 a month is real money, and Bahama Bay has long ranked among Davenport’s higher-fee communities. The flip side: cable, internet, water, trash, exterior, amenities, and reserves all live inside that one number. Budget it from day one.
They’re private businesses, not association property. The on-site booking program markets “exclusive” clubhouse and fitness access for its guests — if you self-manage, verify what access your guests actually get before promising it in a listing.
The on-site hotel-style program adds guest-paid fees (historically a daily amenity fee plus cleaning), and guest reviews from the earlier management era mention front-desk friction. Self-managing or using an outside manager avoids that layer — you just handle your own guest access and support.
Roughly 38–44 units are typically on the market at once. For buyers, that’s leverage. For sellers, pricing and presentation decide everything — which is exactly where real rental numbers and a featured listing earn their keep.
Post-2021 legislation raised reserve and inspection standards for Florida condos. The association states its reserves are fully funded, and 2–3-story buildings have limited milestone-inspection exposure — still, review the budget, reserve study, and estoppel closely during your inspection period. Gran Bahama Blvd is the main loop. The clubhouse and main pool sit at the center; the beach, Tradewinds, and the fishing dock are on the east side along Lake Davenport. Buildings 18–24 are closest to the lake.
