This page is about The Retreat. Its calling card is scale nobody else in the corridor matches: two full resort amenity centers, championship golf on-site, and homes up to 8–9 bedrooms.
The Oasis Club and the Retreat Club (expanded 2023) give guests two separate resort amenity centers — lazy river, water slides, splash zones, mini golf. Most competing resorts have one.
A lazy river reported at 1,023 feet, a 26-seat movie theater showing first-run films, and air-conditioned rentable cabanas with TVs and bathrooms — unusual even for the Disney corridor, and great listing-photo material.

Budget all four lines, not just the mortgage.

Straight talk: nobody publishes Retreat-specific performance data, and the “Davenport market average” of $27K–$31K a year blends thousands of smaller condos and townhomes into a market where 5+ bedroom homes are actually the majority of inventory. The Retreat sits in unincorporated Osceola County — the “Davenport” address is postal only, so Osceola's 13.5% lodging-tax stack applies, not Polk's 12%. (ZIP 33896 straddles the county line; confirm any specific parcel on the Osceola Property Appraiser.) Renting short-term in The Retreat is fully legal — you just need the right registrations. Every community has trade-offs. These are the ones buyers should price in — and sellers should be ready to talk about.
Retreat owners pay three separate HOA bills (≈ $545–$605/mo combined), a CDD assessment of roughly $1,300–$2,800/yr on the tax bill, and a $2,000 capital contribution at closing — before electric, pool care, insurance, or the mortgage. Local buyer guides put it plainly: budget for HOA plus CDD, not just the mortgage. Get the estoppel and the parcel's actual tax bill before you write numbers into a pro forma.
Short-term rental permission is not uniform across the gate. The Retreat allows it by design; the Country Club, Stoneybrook, and Stoneybrook South villages do not allow nightly rental, and sources conflict on which Vistas townhome phases do. Buying in the wrong village kills the rental plan entirely — confirm the exact village and its governing documents before you write an offer.
Osceola County is not contracted with any booking platform, so the 6% Tourist Development Tax never gets filed for you — every owner self-remits monthly, with penalties starting at 10% (minimum $50) for late filing and zero returns required even for empty months. Owners coming from counties where Airbnb handles everything get caught by this constantly.
Neighborhood median sale prices are down 3–13% year-over-year depending on the source, some pockets show 200+ days on market, and one subdivision-level analysis found just 16% of homes owner-occupied. For buyers that's leverage; for sellers it means pricing, theming, and real rental numbers decide everything.
Orlando-area HOA fees rose about 16.7% year-over-year, driven largely by insurance. ChampionsGate's CDD O&M assessments were flat in the FY24 and FY26 adopted budgets, so recent cost pain has come from the HOA/insurance side — review the associations' current budgets during your inspection period. Smaller gripes worth knowing: Oasis restaurant prices run high with auto-gratuity, and guest-conduct fines have been reported at $500 per incident.
Farther than Windsor Island (~20 minutes) and Storey Lake. Some guests will filter you out on drive time; the counter-pitch is the two waterparks, on-site golf, and Omni dining — but be honest about the distance in your listing, because reviews will be.
