Conservation on three sides, Disney on the fourth

Built 2002–2006 by Park Square Homes, Emerald Island is roughly 600 homes — townhomes through 7-bedroom pool villas — wrapped in more than 300 acres of protected conservation wetlands, with an 11-acre woodland and nature trail at its center. It's a 20-year-old resort with a guest-recognized name, a full clubhouse, and a tiki bar by the pool, all within about 3 miles of Walt Disney World.

A setting that can't be built out

The 300+ acres of conservation wetlands encircling the resort are permanent. Most corridor resorts back onto the next subdivision; Emerald Island backs onto protected green space, plus an 11-acre interior woodland trail.

Under 3 miles to Disney

Animal Kingdom is about 6–8 minutes; Magic Kingdom roughly 15–20. For guests, "3 miles from Disney" is the headline that sells the booking.

No CDD reported

Unlike ChampionsGate- or Solterra-style communities carrying roughly $1,200–$2,800 a year in CDD assessments, no CDD is reported at Emerald Island — verify on a specific unit's Osceola tax bill, but it's a real line-item saving.

Dues that offset STR bills

Emerald Island sits in Osceola County's short-term rental corridor. Renting short-term is fully legal — you just need the right registrations, and Osceola has one big catch most new owners miss: the county's 6% tourist tax is never collected by Airbnb or Vrbo. That buy-in doubled from $1,500 around 2020, which still stings for some owners. Budget it into your closing costs.

The published dues are from 2023 — and they've been creeping

The Master ran roughly $262 in 2022, $266 in 2023, and a recent listing shows about $282. Those are modest moves by Orlando-insurance-era standards, but the last official schedule is three years old. Get current dues in writing from the association before you underwrite a deal.

Townhome dues carry roofs and insurance on 20-year-old buildings

The Villas dues covering full roof replacement plus exterior hazard and flood insurance is a genuine perk — until you remember those roofs and policies belong to buildings from the early 2000s. That's the classic setup for future dues increases or special assessments. We found no confirmed special assessment in public sources, but review the Villas budget, reserves, and insurance renewal terms closely during your inspection period.

A governance yellow flag worth asking about

As of August 2026, the association's own website was offline — its hosting vendor displayed a notice citing unpaid fees. It may be a simple administrative slip, but it's fair to ask the board or manager about it, and to read the association's financials with a little extra care. The clubhouse at (407) 787-3965 remains the working channel.

It's a mature resort — inspect like one

Emerald Island is 20+ years old, and owner forums have criticized HOA management and called some amenities dated. Mature landscaping and a guest-recognized name are real assets, but budget for renovation on most units and judge the clubhouse and pools in person, not from 2005 marketing photos.

Soft market, long marketing times

Typical listings sit around 146 days with only a few closings a month, and price cuts of $5K–$28K are common on townhomes. For buyers, that's leverage. For sellers, pricing and presentation decide everything — which is exactly where real rental numbers and a featured listing earn their keep.

What are the pool and clubhouse hours?
The clubhouse and pools are open 8 AM–10 PM daily, per current rental-operator materials — the community pool is heated, with a hot tub beside the tiki bar. The tiki bar runs 11 AM–10 PM daily, with live music and karaoke on Saturdays. Quiet hours are 11 PM–7 AM and enforced. The HOA's own website is offline right now, so confirm current hours and pool-heating schedules with the clubhouse at (407) 787-3965.
Can I rent my home short-term? Do I have to use a specific rental program?
Yes — Emerald Island was built as a short-term rental resort and has 20+ years of continuous rental history. Trash service is included in the Master dues, and it's better than most communities: pool homes get daily valet collection from bins (bagged waste), townhomes have Monday–Saturday collection from in-ground canisters, and there's an overflow compactor near the tennis courts. No curbside pickup days for guests to track.
How do guest gate passes work?
The gatehouse is staffed 24/7 and all guests must be pre-registered; first-time guests show ID and the home address. A resort access pass costs $10 plus tax per vehicle for the whole stay (maximum 6 passes per reservation) and grants clubhouse and amenity access. One source reports a $20 cash charge per vehicle — the figures conflict, so verify the current fee with the clubhouse at (407) 787-3965 before quoting it to guests.
What are the parking rules?
Driveway parking first. Street parking alternates sides by month — even-numbered houses in even months, odd-numbered in odd months. No RVs, trailers, campers, or commercial vehicles, and no parking on grass. Put the rotation rule in your guest instructions; it's the one guests trip over.
